Why is a property management company needed?
Like anywhere in the world, problems arise with properties. However if you are not here to notice them they could lie undetected for many months resulting in expensive repairs and costs.
Just think how you would feel if you arrived at your property to find:
▪ The property has been broken into and your belongings stolen.
▪ The property has an insect infestation.
▪ The pipes have burst, the property is flooded and you have rising damp.
▪ The utilities do not work.

Therefore a property management company is vital. By visiting your property on a regular basis they will be able to inspect the property for such problems and arrange for repairs to be carried out immediately meaning that when you arrive the property is ready for you.
The inspection
On each inspection the following is undertaken:
▪ All doors and windows opened to air the property.
▪ Plants watered both inside and out.
▪ Gardens watered / terraces hosed down.
▪ Debris removed from private pools.
▪ Checks made for any evidence of damp, leaks or structural deterioration.
▪ Checks made for any insect infestation.
▪ Electrical appliances tested to ensure all are working correctly.
▪ Toilets flushed and water poured into all sinks and baths.
▪ Security check, e.g doors, windows, gates, alarms to ensure all are operating correctly, that they are secure and there has been no attempt to illegally enter the property.
▪ Furniture checked for “wear and tear”.
▪ Services such as water, electric and telephone checked to ensure all are working.
▪ All equipment checked against the inventory.
▪ Post removed from the mail box and left in the property.
All findings reported following each inspection. Any damages will be recorded on a digital camera and forwarded onto you so that any remedial action can be arranged.
